We recommend you join our preventative maintenance program to ensure that you are scheduling regular maintenance on your system and to take advantage of preventative maintenance agreement customer discounts. Preventative maintenance is simply one measure you can take to make sure your system is running properly. Does your cooling system have the proper refrigerant charge? Is your system communicating properly to the thermostat controls? Is your condenser fan operating properly? Is the heat exchange working? Are the wires all connected properly? These questions can't be answered without a professional technician inspecting your system to ensure problems are not arising. A little prevention can go a long way to saving you money later.
Acosta Heating and Air Conditioning goes through a complete checklist when inspecting and cleaning your HVAC system(s)
Here are some of the steps we take to verify and maintain the health of your AC (not necessarily in that order):
We inspect the outdoor disconnect switch, safety switches inspection, check for any damage caused by rodents, etc...
Check contactors, inspect circuit boards and relay contacts, verify electrical wire connections in good condition
Compressor voltage amperage checkup at startup, inspect motor voltage amperage and monitor through testing
Check refrigerant levels
Remove any debris, dirt, leaves, etc…from condenser, inspect and clean with solvent solution
Inspect fan, assess motor and blades, lubricate as required.
We check / clean / blow out all primary / secondary drain lines, look for water in drain pans and check for visible signs of rodents.
We inspect and clean the evaporator coil
We check for signs of freezing up and for condensation dripping where it is supposed to.
We check plenum, all ductwork, return air housing and grilles, we clean as required
We check for carbon monoxide, do a safety inspection of the ignition system, safety controls, blower housing, blower wheel and motor, all the unit’s components. We check for gas leakage in furnace and we clean inside gas furnace compartment.

We test your system(s), thermostat, proper checking of operation cycle and temperature. We check UV lights and humidifiers (when applicable) also if you have an EAC (Electric Air Cleaner) please call the office (805) 498-3939 for more information.
It typically takes 1 to 1.5 hours to do all the above for one system, and if you have 2 systems it is at least 2 hours, but we would need to see configuration to be certain.
On our first visit we would also perform an overall visual inspection of your complete HVAC set up, including but not limited to: Making sure nothing looks like it has been damaged in any way, age of thermostat(s), furnace(s) properly strapped and lifted high enough to let condensation drain properly with pans inclined adequately, proper sizing of breakers for all units, signs of timely maintenance having been performed at normal intervals, proper up to code gas connections, age of unit(s), fan(s), fan coil(s), condenser(s), furnace(s), etc...
Upon completion of the inspection/cleaning of your Heating Air Conditioning system you will be ready to handle what the weather throws at you for the season, otherwise we will suggest repair steps that need to be taken to keep your system in perfect working order.
